Scalea · Calabria · since 2011
Your home on the Calabrian coast.
Apartments, townhouses and holiday homes in Scalea. A local agency since 2011: we know every home we list and take care of everything up to the notary.

01Philosophy
We sell homes in the town we live in. That is why we know every one of them.
We list fewer homes than most agencies and know each of them: who built it, what the condominium argues about, where the afternoon sun lands. We walk you there rather than send a link.
Every home we sell has been checked before it is shown: ownership, cadastral records, building permits, condominium accounts. A licensed agency carries that responsibility, and insurance behind it.
02What we do
Three things, done properly.
- 01
Buying
From the first walk to the notary's table. Offer, checks, deed, tax code, bank account, utilities: we stay with you through all of it, in your language.
- 02
Renting
A small selection of holiday homes we manage ourselves. Keys handed over in person, linen on the beds, a list of places we actually eat at.
- 03
Looking after
When you are away, we are not. Bills, condominium meetings, a plumber in February, guests in July. Your home stays a home, not a worry.
03Life in Scalea
The sea in front, the mountains behind.

04How it works
Four steps, from the first call to the keys.
- 1
A conversation
Tell us how you want to live here: summers only, or all year, near the sea or above it. We answer honestly, including when Scalea is not the right place.
- 2
A walk
We visit four or five homes on foot over a day or two, with time to sit in each. Video visits for those who cannot come yet.
- 3
The offer
A written offer with a 5–10% deposit held safely. The seller has fifteen days. Meanwhile the notary checks the documents.
- 4
The deed
Signed at the notary, with an interpreter if needed. Payment by bank cheque. Then keys, utilities, and the first coffee on your own terrace.
05Stories
People who stayed.
“We came for a week in October and left with a set of keys. Nothing was rushed. The notary explained every line, and someone translated every line back.”
“They told us not to buy the first flat we liked. The second one, with the garden, was half the maintenance and twice the light.”
“We rent our terrace apartment out in summer and they manage it. In winter it is ours again, exactly as we left it.”
06What we check
Before a home is shown, it is checked.
Title and cadastre
Who owns it, what the records say, and whether the two agree.
Building permits
That terrace, that extra room: legal, condoned, or a problem for later.
Condominium accounts
Three years of statements, the last assembly minutes, planned works.
Energy certificate
Required by law, useful in winter.
Distance to the sea
Measured on foot, not on a map.
Afternoon light
We visit twice, at different hours.
