The areas of Scalea
Seven neighbourhoods, each with its own distance to the sea, price and rhythm of the year.

Scalea is small, but it is not one place. Almost all housing sits within three kilometres of the sea and most of it between five hundred and fifteen hundred metres. Beyond distance, what differs is the character of the year: which streets are alive in January and which wake up in July.
Centro storico
The medieval town on the hill, six hundred metres from the beach. Stone houses, stairs instead of streets, neighbours who live here all year. Prices of €1,000–1,300 per m² are the highest outside the gated bay, and restoration of an old house costs real money. In exchange you get the only part of town with a culture of its own.
Centro and the station
Flat, modern, practical. Shops, offices, the market, the railway. Two hundred to eight hundred metres to the sea and €800–900 per m². In August it is crowded and loud; the rest of the year it is where life happens.
Petroza
A spacious hillside district with low buildings and generous distances between them. Views are the reason to come; quiet is the reason to stay. €600–800 per m², up to €1,100 for the best positions. Mostly seasonal, so expect closed shutters in winter.
Monticello
Terraced houses climbing the slope eight hundred metres from the beach, nearly all with a panorama. Some are well kept, many are not, and the area is being rediscovered. €700–1,000 per m².
Baia del Carpino
A guarded village on the water with private beaches and the highest prices in Scalea, €800–1,500 per m². No shops, no cafés, no neighbours in the ordinary sense. You will need a car and you will have peace.
The south: Pantano, Poggio Fiorito, San Angeli, La Bruca
Open lowlands with villas and townhouses, gardens, and the lowest prices in town at €500–700 per m². Services are thin and the population is seasonal, but for a house with land this is where to look.
East of the railway
Elevated districts one to three kilometres from the sea. Cooler summers, fewer tourists, €400–700 per m². Many houses are empty in winter and the beach is a drive away.
